Choosing an agent, comparing advice and deciding how to sell can feel like a lot to take on.

Lillywhite Property helps you select the right selling agent, assess their strategy and stay informed throughout your sale. You have an experienced property professional helping you ask the right questions and make decisions with confidence.

Our Vendor Advocacy service comes with no advocacy fee charged to you. We receive an agreed referral payment from the successful selling agent’s commission, at no additional cost to you.

Make your next move with clear advice

Most people only sell a property a handful of times. When you invite agents to appraise your home, you may receive different price estimates, marketing proposals and recommendations.

Knowing which advice to follow can be difficult.

Is the highest appraisal realistic? Does a larger advertising budget make sense? Which agent has the experience and approach your property needs?

We help you compare the options, understand the recommendations and decide what is right for your circumstances.

A professional perspective

What is vendor advocacy?

Vendor advocacy gives you professional support in choosing and working with your selling agent.

Your selling agent handles the marketing, buyer enquiries, inspections and sale negotiations. Lillywhite Property helps you select that agent, review the proposed approach and assess how the campaign is progressing.

You appoint the selling agent directly and remain in control of the decisions. We stay involved to help you understand your options along the way.

The process

How we help you sell

01

Understand your property and plans

We start with a conversation about your property, why you are selling, your preferred timing and what you want to achieve.

Whether you are downsizing, relocating or preparing for your next purchase, these details help shape the approach.

02

Compare suitable selling agents

We identify suitable local agents and arrange for selected agents to present their appraisals and sales proposals.

We help you compare their:

  • Experience with properties like yours.
  • Local sales performance.
  • Price expectations and supporting evidence.
  • Recommended method of sale.
  • Marketing proposal and costs.
  • Commission and agency terms.
  • Communication and approach to buyer follow-up.

This gives you a clearer basis for choosing who will represent your property.

03

Agree on the agent and strategy

Once you have chosen your preferred agent, we assist with discussions around commission, marketing expenditure and agency terms.

We also help you assess recommendations for repairs, styling and presentation, so you can decide where preparation spending is worthwhile.

You appoint the agent directly, with a clearer understanding of the proposed costs and plan.

04

Stay informed throughout the campaign

Once your property is on the market, we remain involved.

We discuss enquiry levels, inspection activity and buyer feedback with the agent. We help you understand what that information means and whether any changes to the campaign should be considered.

You have someone to talk to when questions arise, from the first inspection through to offer discussions.

05

Consider offers and negotiate

When an offer comes in, there can be several things to weigh up, including price, conditions and settlement timing.

We help you discuss the offer and negotiation strategy with your selling agent, with your solicitor or conveyancer advising on legal matters.

The decision remains yours. Our role is to help you make it with a clear understanding of your options.

Experienced support, with no advocacy fee

Lillywhite Property does not charge you a fee for our Vendor Advocacy service.

When an agent we introduce successfully sells your property, we receive an agreed referral payment from that agent’s commission. This arrangement does not create an additional fee for you, and we explain it before you proceed.

Your usual selling expenses, including the agreed agent’s commission, marketing and legal costs, still apply.

An extra layer of support throughout your sale

A good selling agent plays an important role in achieving your sale.

Our service helps you choose that agent carefully and stay engaged with the process. We bring another experienced perspective to the recommendations you receive, the campaign results and the decisions ahead.

You can ask questions, discuss concerns and work through the options with someone who understands property transactions.

Selling and buying? Let’s look at the whole move.

Your sale may be one part of a bigger change.

You might be buying a larger home, downsizing or moving interstate. Lillywhite Property can discuss how Vendor Advocacy and Buyer Advocacy could support both parts of your move through our national network.

We explain the scope and any fees for buying services separately, so you know what is included before making a decision.

Vendor Advocacy Across Australia

Lillywhite Property’s national network helps property owners access support when selling. Whether your property is in Melbourne, Sydney, Brisbane or another Australian city or regional centre, tell us where it is located and we can discuss the local support available.

If you are also purchasing, our buyer advocacy for downsizers and family home buyers can run alongside your sale, and our buyer education centre covers buying and selling in the same move.
