Gross Yield vs Net Return

By Lillywhite Property

Gross yield and net return are often confused, but they are very different.

Gross yield looks at rent compared with the property price before expenses are considered. Net return is more useful because it allows for costs such as rates, insurance, management fees, maintenance, body corporate fees, vacancy and loan interest. This is why investors need to look beyond the headline and consider how the property fits the broader plan.

The important question is not simply, “Can I buy this property?” A better question is, “What role will this property play in my portfolio?” That means looking at price, risk, rental appeal, value-add potential, local demand and the likely outcome after settlement. A property may look strong on a gross yield basis but much weaker once the real costs are included.

A good investment decision should be based on evidence, not pressure. Investors should understand the upside, but they should also understand what could go wrong. Holding costs, renovation delays, finance conditions, tenant demand and resale appeal can all change the result.

Lillywhite Property helps investors approach property acquisition with a clear strategy.
